Credit is often an obstacle to home purchase. However, with the years of experience I have, I am often able to provide guidance on how to improve a home buyer's credit situation to achieve success.
As an independent broker, I can work the fees into the rate or have them paid at closing. There are multiple ways to structure a transaction and I strive to find the best option for each client.
I am able to do Soft Credit Pulls on most transaction types. If the soft pull score is low though it may be prudent to do a Hard Pull to determine how to best improve the overall score.
The most common documentation needs are; 2 years of tax returns and/or W2s; 30 days worth of pay statements (LES); and 2 months of bank statements
