It's a MUST to start the conversation of what you may qualify for and how BEFORE you start your search for a home. You need to know your purchasing power and be comfortable with it.
We initiate a call to discuss basics and I send them an email with the Apply Now link, there they can upload their documents into a secure portal. Usually, a call to review it together would suffice.
As a mortgage broker, I work with various lenders who all have different lender fees ranging from 900-1500.
For clients that don't want to pull the credit yet, I ask for them to show me their credit karma or a freecreditreport.com so I can have an idea of the score and the monthly debt.
We will need to see your last 2-year history of Employment, Tax Returns and W2's, 2 Months bank statements, 1 month of paystubs, credit, ID, and residency to start off.
