Borrowers need a valid State ID, W-2s, tax returns, 30 days recent pay stubs, 2 months bank statements, and any additional asset documentation if requested.
I rely on clients’ estimated credit scores, can provide a soft pull if desired, or use new 2025 rules that simplify hard pulls—whichever is easiest for them.
I work with out-of-state clients by coordinating remotely from MA, CA, or FL, handling docs, calls, and closings, and arranging whatever my clients need for a smooth process.
