To start a mortgage, you’ll need ID, income docs (paystubs, W-2s/tax returns), bank statements, and credit report. Exact docs depend on loan type—purchase, refinance, investment, or foreign national.
Origination can be borrower or lender paid. I charge 25% less than the legal max, keeping costs lower and rates more competitive for my clients.
