I do what I do with local, Open communication, get and stay on the same page, and get them in their home. I might be out of state, but I work with the top wholesale lenders in the country.
First and foremost, I try to get on the phone with borrower to get on the same page. Then I have an online application. After that, I just need the same standard documentation everyone needs to verify
I think they should start the conversation early in the process to see what they qualify for and if they can do anything to maybe get better pricing (higher credit score)
I will send them a quote on what they tell me their score is, but I prefer to run a soft pull to get the full picture. I do not charge for it. To me it's the cost of doing business.
