The inexperienced because I'm happy to go as far in depth in the numbers as they want or are willing to go. Explaining the math in a logical step by step path making it easy and fun.

Mortgage statements, home insurance bill for year, Driver' license, bank statement (all page) Employed - 2 years W2 and 30 days paystubs, Retired -Social security / Pension award letters and 1099s

Rates and fees and determined by your Loan to Value (home worth vs new balance %) and Mortgage Mid FICO score. Rates are like rungs of a ladder, each one with a different cost or credit.
