I’m Charles Michael Kamps – though most call me Michael – with over 4 decades as a Mortgage Broker. I specialize in 1–4 family residential lending, whether purchase or refinance, and have programs to fit almost any situation. As a CPA, I bring a deep understanding of complex tax returns to help self-employed clients qualify with confidence. Whatever the mortgage need or challenge, I can help. Without question, clients should start the conversation up to 4 months before the purchase target date. Even sooner if there are known challenges we need to overcome.
Clients can provide access to their free credit report providers (e.g. CreditKarma), or we can make a "soft-pull" inquiry which does not affect scores.
We have a free service that provides roadmaps to improve scores - and we've seen as much as a 70 point improvement in two weeks from this. We can also refer clients who have more complex situations.
The process begins with the online application found on our website. The data entered will determine the specific documents required - but general categories are identity, banking, credit and income.
