Buying our first family home was one of the most exciting—and stressful—experiences of our lives. Before working with James at Grace Modern Mortgage, I was with a large lender, PRMG. I was initially promised an incredible interest rate, a low monthly payment, and an estimated cash-to-close of around $30,000. Once we were under contract, though, those numbers kept changing. Every few days the amount increased—from $30,000 to $45,000, then $50,000, and eventually $55,000. It reached a point where buying our dream home no longer seemed possible because I simply didn’t have that kind of money. Thankfully, I was fortunate to be connected with James. Within just a few hours of speaking with him, he had already analyzed my financial profile, provided a conditional approval, and started preparing my file for underwriting. What immediately stood out was his knowledge and experience. James doesn’t just collect documents—he knows exactly how to prepare a file for underwriting. Everything he requested from me was exactly what the underwriter needed. Once I submitted my documents, I barely had to provide anything else because he had done such a thorough job from the beginning. His communication was second to none. Every question I had was answered quickly, honestly, and in a way that helped me truly understand the process so I could make informed decisions. He never made promises he couldn’t keep. Instead, he gave me accurate numbers from the start, managed expectations, and ultimately saved my family thousands of dollars at the closing table. I am writing to share some feedback regarding our experience, as it did not meet the expectations we had hoped for. My mother and I have a somewhat complex situation due to her specific budget, income requirements, and HOA criteria. We were initially grateful when James agreed to assist us approximately eight weeks ago. From the outset, we requested that James provide us with as much information as possible whenever there was an update regarding potential properties and the proces. However, we encountered several issues with communication and follow-through. First, James arranged for my mother to be pre-qualified for a specific property. This was never discussed with us as the strategy. It was only later, when James decided he was no longer the right fit to assist us, that we learned he had not completed a general pre-approval. Consequently, my mother is now back at the starting point without a pre-approval in place. We also note in hindsight that our direct question regarding her general pre-approved amount was never addressed. Furthermore, there were two specific instances where promised follow-ups did not occur as expected. On the first occasion, James agreed to send us a list of properties to review. He sent four listings, but no further steps such as showings or additional information were provided. When we followed up, he explained he had a family emergency and was occupied with closing another property. On the second occasion, James informed us he was awaiting feedback from a city regarding down payment assistance programs. When we requested a call to discuss the overall strategy, he mentioned another family emergency and noted that he still had not heard back from the city, meaning there was no update to provide. While we understand that unforeseen circumstances can arise, the lack of consistent communication and follow-through ultimately proved challenging. Our primary requests were for regular updates and clear communication, and unfortunately, we did not receive the level of service we had anticipated in this regard. This isn't to say James isnt good at his job, just not the right experienced professional for us and we wish him and his family all the best.
