On a $400k loan, if they're charging $6k in points, I'm charging $0 in points at the same interest rate. $500k loan, $7.5k difference, etc. Applies whether Conv, FHA, or VA. Alternative loans: Bank statements in lieu of tax returns, zero documentable income, down payment assistance, low credit scores, unique properties, etc. I work w/about a dozen lenders total. I often close loans other companies can't.
